FROM THE PLANNING AND ZONING COMMITTEE ITEM I Res Rezoning Application R#33-71, - 1741 & 49 Morgan Avenue. ‘ An application to construct a duplex on one of the three consolidated lots has been received by our Building Department. As the purpose of requiring lot consolidation was to reduce the number of dwelling units in that general area due to inadequate services the Buildin g Department has brought the matter to the attention of the Committee. The land is now zoned RS~1 and complies with the duplex section in the Zoning By-law. A copy of the Public Hearing notice is attached for information. Committee Comments: The general feeling expressed by the Committee was the zone and parcel size complies with the duplex requirements and ‘ construction should be allowed. There does not appear to be any misrepresentation in the Public Hearing notice although it was thought the rezoning application was for three single family homes. Recommendation: The Committee feels the matter should be discussed by Council and ruling made, : iain iy er ee ae
