BACKGROUND: A development permit application has been received for the construction of a warehouse at 1317 Kebet Way. The site is presently zoned M-1 (General Industrial) and is designated for "Industrial" in the Official Community Plan. The project is also subject to the design guidelines for the Mary Hill Industrial Estate development permit area. PROJECT DESCRIPTION : This proposal is for a 26,600 square foot warehouse with ground floor office of 3000 square feet and a second floor office area of 3,0CO square feet, for a total of 32,600 square feet. The site coverage proposed is 38.4% (maximum permitted is 60%). Setbacks front and rear are 56 feet and 98.99 feet respectively, which exceeds the minimum required under the zoning bylaw. A total of 38 parking spaces plus 6 loading spaces are provided, with access to the parking from Kebet Way. COMMENTS FROM OTHER DEPARTMENTS: Engineering Department: 1.
