THE CORPORATION OF THE CITY OF PORT COQUITLAM COUN FEB 24 t75 TO: MAYOR AND COUNCIL DATE: FEBRUARY 21, 1975 FROM: PLANNING AND ZONING COMMITTEE REFERENCE: R#5/75 SUBJECT: BACKGROUND: Application to designate the following properties "Development Area" :- ; . ; (i) 7 lots of RS-1 zoning at Perth Avenue (lots 4-10, Plan 2171). ; (2) City lot of RS-1 zoning at Chester Avenue (lot 41, Plan 3337). (3) 10' x 231' strip of Perth road allowance immediately east of (1). The proposed’ development: is to consolidate the above properties and to re-subdivide into 11 lots of varying sizes, some of which are below the Bylaw requirement of 5400 sq. ft. This requires the purchase of the City property at Chester Avenue as well as a portion of Perth road allowance. The Land Sale Committee has dealt with this matter and is in favour of the sale. Both (1) and (2) of above are difficult sites to be developed alone. The proposal is viewed as a decirable alternative to the benefit of both the City and the developer, Asa result, the Planning and Zoning Committee in its February 20, 1975 meeting recommended approval of the proposed scheme subject to:- (1) Approval of Engineering Department on servicing requirements. (2) Submission of a plan showing the siting of individual buildings to the satisfaction of the Committee. L. Lee Planning Officer.
