April 27, 1992/115 Siting and Accesses: Notwithstanding any provision of the ‘City of Port Coquitlam Zoning Bylaw, 1987, No. 2240', no multi-family building shall be sited within 7.5 meters (25 feet) of Shaughnessy Street or Prairie Avenue and all yards facing these streets shall be used exclusively for landscaping aad/or outdoor recreation; except that this setback may be reduced and/or dedicated to an alternate use, when in the opinion of the municipality a significant improvement to the design Is achieved by doing so. Where possible, vehicular access to Multi-family developments fronting Shaughnessy Street should be achieved from a side road ora rear lane, in consideration of the heavy traffic of the aforementioned road. Landscaping: Substantial landscaping to screen parking areas from the streets and adjacent residential buildings and interplanting of the parking area with trees is required. Retention of mature trees to integrate into the overall landscaping is encouraged. All vegetation used for landscaping shall be mature and of a quality acceptable to the Municipality. All planting must comply with the standards of or standards similar of those of the B.C.N.T.A. All materials other than vegetation, used for landscaping shall be ‘non-skid’ type and of durable quality. All iandscaping fronting the street shall use trees whenever possible. Signage: Ali signs and signage should be architecturally coordinated with the overall design of buildinge and landscaping. Free standing signs shall be incorporated into the design of the landscaped area and shall not exceed 2.4 meters (8 feet) in height. Implementation: To facilitate implementation of these guidelines, any Development Permit issued for properties within this Development Permit Area "xy", may, subject to the restrictions of the Municipal Act, and unless otherwise specified in the above guidelines, vary or supplement the Bylaws regulating zoning, parking, works and services, drainage, signs, screening, landscaping and subdivision. Minor variations which do not change the intent of the guidelines may be permitted without an amendment of the Development Permit Area ‘guidelines, subject to the approval of the Director of Community Planning. oe oe | : Carried.
