HOUSING MIX Our proposal is based on a total of 212 dwelling units. Conventional and zero lot line detached houses (which would fall under present RS-1 zoning requirements) would account for 132 dwelling units. Courtyard detached houses woulda account for another 42 dvelling units. The remaining 38 dwelling units would be patio attached and semi attached houses. Please note that if this area were developed entirely in conventional single family detached houses the yield would be between 205 and 210 dwelling units. Therefore, the increase in density in Gwolling units is negligible. Furthermore, our proposal would Probably result in a decrease in the density of persons due to the family life cycle stage of buyers who are likely to prefer the court- yard ox patio houses. Proposed staging is shown on the drawings which we are presenting to you. Our plan has such flexibility that the conventional detached houses, zero lot line detached houses and courtyard detached houses can be interchanged within certain sectors. This means that for Stagesā€˜ 2 and 3, adjustments in the above mix can be made depending on the evaluation of Stage 1. Within each of the aforementioned housing types we have preserved a flexibility to provide for a ranged of style and cost considerations. TRAFFIC CIRCULATION Our proposal features a collector loop rosd from Cedar Drive serving the short cul-de-saces. It ties in the existing and approved develop- ments on the north and the south but provides a strong deterent to any through traffic which might infringe on these areas, There are two entrance crossings from Cedar Drive. Both will have feature signing and landscape improvements to provide a sense of indentity for the area. -4~- Pedestrian and bicycle traffic will be accomodated by sidewalk on the collector loop road and by internal walkways. There are 2.3 acres dedicated to open space, of which 1.8 acres will be in addition to the nature park and the balance will be a buffer strip along Cedar Drive, A statistical summary sheet is attached for your ease of reference.
