All conditions previously noted at the approval to proceed stage; and 2. The building to be fully sprinklered. BACKGROUND: On January 14, 1991 the Municipal Council tabled Zoning Amendment Bylaw 2556, after Public Hearing for two weeks, requesting that staff discuss with the applicant the status of the project and the possibility that the building be fully sprinklered. DISCUSS LON: The issue of sprinklering of the buildings was discussed with the developers; they indicated that under current market conditions they could not proceed to secure the purchase of the land and development of the buildings if the sprinkler requirements were enforced. The developers further indicated that, should Council relax the sprinkler regulations, then the developer will proceed with the purchase of the land. However, due to market conditions development of the buildings will not proceed until 1992 or 1993. By 1992, sprinklering will likely be mandatory for all similar buildings in Port Coquitlam. Therefore, it would not be appropriate to relax tne requirement for this project at this time.
