/2. May 5th, 1975 units and various provisions are contained in the said Land Use Contract concerning the size, shape and siting of buildings and structures and various other matters. Representatives from the Greater Vancouver Housing Corporation were in attendance and on invitation of Acting-Mayor Alderman Thompson, Mr. Ian Birtwell gave a brief explanation of the project, mentioning that it will provide rental accommodation in a fairly low-density situation. Mr. Birtwell advised that 70 townhouse units would be constructed, with never more than 4 units to a group, along with a 3-storey frame apartment building with some underground parking, that fairly generous open spaces have been provided and that there has been a serious attempt to bring in a variety of building materials, but with common elements. Mr. Birtwell also advised that in addition to the three major play areas, there is about a half acre forested area that will be kept in its natural state and that a multi-purpose building will be constructed for use as a day care centre and meeting place for the tenants. Acting-Mayor Alderman Thompson then invited representations in favour of the development from the public gallery. Mr. Bill Jansen stated he had no objection to the project, but expressed his concern with respect to additional traffic on Prairie Avenue, which is already a busy street, and he also inquired as to what is planned for the area to the North. Acting-Mayor Alderman Thompson advised that there is no particular plan at the moment other than a 24- lot subdivision approved last week that will include services. Mr. John Platt requested clarification as to the major streets in the vicinity of the project, and Mr. Birtwell advised they are Coast Meridian Road on the West side, Prairie Avenue to the North and the Toronto Street entry which goes past the proposed Fire Hali; also Manning and Grant Avenues. Mr. Vic Clancy pointed out that the traffic design in the area is unsatisfactory now and stated he did not think Prairie Avenue could handle the additional traffic that the project would generate; however, the City Engineer advised that the traffic from the development would be dispersed in four directions - a small amount East to Fraser, a smail amount North on Toronto to Prairie and the major amount coming out West co Coast Meridian at Manning and Grant. Mr. A. Wheatley, Council Chairman, Woodside Estates, stated his concern that only a 3' fence would be erected between that townhouse
