August 12th, 1974 “in such a manner that the building is protected from all hazards associated with an unfinished or incomplete building." and substituting the following therefor: "and that in so doing the Municipality accepts no responsibility for the suitability or adequacy of the said fence erected for the benefit of the said developer for which the developer covenants and agrees to accept full responsibility and to save harmless the municipality from each and every action and claim which may be brought or arise as the result thereof." and that the change is presented to Council at this time in order that it may be incorporated in the By-law when the same is considered for third reading. Johnston, 2382 Patricia Avenue, that was delivered by hand immed- iately prior to the Hearing. is Worship the Mayor then advised that the comments made by those present at the Hearing would be taped for record purposes and for the bene- fit of those members of Council not in attendance this evening. On invitation of ilis Worship the Mayor, the project builder, speaking on behalf of the applicant, advised that the site, consisting of about 4.8 acres, is located North of the Lougheed Highway between Jervis Street and Hastings Street, that it is proposed to construct 37 townhouse units thereon of about 1,290 square feet each, and that all would have carports plus 27 other parking spaces for a total of 1.7 parking spaces per unit. The builder further advised that the site coverage of the townhouses and carports together would amount tp 16.6% of the total site area and with the driveways and roads - 28%. We mentioned that it is proposed not to develop the portion of the site fronting on Jervis Street; also that it is proposed to retain the creek in its natural condition and leave as many trees as possible.
