RECOMMENDATIGN ;

That this application be approved to proceed for Rezoning from RS-1 (Large
Lot Residential) to RS-2 (Small Lot Residential) under Section 963 of the
Municipal Act subject to:

Completion of a subdivision design to the satisfaction of the Director of
Planning 3

Satisfaction of the Engineering Department requirements;

Satisfaction of Building Department requirements at the time of Building
Permit; and

4. Registration of a restrictive covenant on the property to prevent new
buildings from being converted to contain secondary suites.

BACKGROUND:

This application is to rezone the property at 1609 Kent Avenue from RS-1
(Large Lot Residential) to RS-2 (Small Lot Residential) to permit a two-lot
subdivision. The area is dedicated as "Residential" in the Official Community
Plan.

COMMENTS FROM OTHER DEPARIMENTS :

Engineering D rtment:

1. The sanitary sewer must be extended approximately 40 meters along Kent
Avenue complete with service connections.

Storm sewer and water service connections are required and will be charged
for at building permit application.

Development Cost Charges in the amount of $3684 are applicable for the
newly created lot.
