Pc Meeting September Z 1993 Cont'd BACKGROUND: This application is to rezone the property at 1749 Myrtle Way from RS-1l (Large Lot Residential) to RS-2 (Small Lot Residential) to permit a two lot subdivision. The area is designated as "Residential" in the Official Community Plan. PROJECT DESCRIPTION: The applicant has requested that the property be rezoned from RS-1 (Large Lot Residential) to RS-2 (Small Lot Residential) te permit the subdivision of the property into two RS-2 lots. Approval of the rezoning would permit creation of a lot with a site area of 469 sq. m. (the zoning bylaw requires a min. of 375 sq. m.). The remainder lot ( Lot 2) requires relaxation of lot depth from 28m to 25.9m, and relaxation of the rear yard from 7.5m to 4.9 and 6.6m (the zoning bylaw requires lot depth 28m; and rear yard of 7.5m). Council previously approved Development Variance Permit 29/93 for relaxation of lot depth, but concern was expressed at the Public Hearing regarding the width of the new lot; the applicant has responded by amending the subdivision plan to increase the width of the proposed ict. COMMENTS FROM OTHER DEPARTMENTS Engi : D . 1. The Engineering requirements for this application are: a) A driveway letdown and service connections for sanitary, storm, and water are required and will be charged for at the time of subdivision application. Development Cost Charges are applicable for the newly created lot. A development cost charge trust agreement will be required. Building Department: 1.
