The applicant providing the appropriate warranties for completion of the landscaping works; and The applicants being advised that the Building Department will not a building code analysis of this project until a building permit processed. BACKGROUND: The subject properties are designated "Apartment" in the Official Community Plan. This designation extends one property to the north of the proposed development, to include the property at the corner of Patricia Avenue and Woodland Street. Processing of Developments Proposals in this area has been frozen by the Municipal Council, pending resolution of the realignment of the Kitchener - Woodland -— Weaetwood intersection. The proposed development includes properties required for the realignment of the mentioned intersection and will provide part of the right-of-way required for it. PROJECT DESCRIPTION: The proposed development comprises 4 43 unit seniors apartment building and a 41 unit family oriented townhouse complex. The seniors apartment building is government funded. The wnits are designed for 1 and 2 persons. The family townhouses are privately funded and are designed with 2 to 4 bedrooms. Work is still required to further design details, including all elevations, submission of landscaping plans and to provide satisfactory recreation areas for the seniors building. All parking will be provided underground and access to the complex will be obtained from a lane connecting to the realigned Kitchener Avenue, as requested by the Municipal Engineer. The project generally complies with all requirements of the RM-4 Zone and the guidelines being set for this Development Permit Area.
