forthwith as the same becomes due, the Purchaser
will pay and Satisfy all taxes, rates, levies,
water rates, charged, ronts, assesaments, statute
labour or other impositions whatsoever already
vated, charged, assessed, or imposed or hereafter
to be rated, charged, assessed or imposed no
matter by whom or by what authority or howsoever
orn the Landa; and

the Purchaser will insure and keep insured any
buildings and chattals on the Lands against fire
and other hazards or contingencies as the Vender
may reasonably require, to the amount of not less.
than the full insurable value thereof in dollars
currency, which policies of insurance shall be
d@livered to the vendor Upon request and which
policies shall bear an endorsement making any
proceeds pavablu thereunder Payable to the Vender
as its interest may appear, and it is agreed that
the Vendor May require any such insurance to be
written by insurance companies acceptable to the
Vendor, and may, at the Vendor‘s. option, cancel
existing policies and require thac new insurance
be effected, and may, in the event of failure by
the Purchaser to ¢o so, effact and maintain any -
‘insurance herein ‘provided for, and any amount. or
amounts paid by the Vendor in respect ' theraor
shall be payable by tha Purchaser to the Vendor
forthwith on demand, and if not so paid such
amount oF amounts shall bear interest at the rata
aforesaid (such interest to run from the date of
the making of such demand) and shall be added to
the purchase price and be @ charge upon the Lands,
and the Purchaser shall forthwith on the happening
of any loss or damage, furnish at the Purchaser's
Own expense all necessary preef and do all
necessary acts to enable the Purchaser to ‘obtain
Payment of the insurance moneys, and any insurance
moneys received may, at the option of the Vendor,
be applied in rebuilding, reinstating or repairing
improvements or be paid.to.the Purchaser or any
other person appearing by the registered title to
be or to have an interest in the LandS’ or be
applied or paid partly in one way and partly in
another, or it may be applied, in the sole dig-~
