Address: Lincoln Avenue east of Killarney, Area: 466.43" x 574,93°, Raquest: To rezone from RS-2' to RS-1. Comments: As set out in the Howard Paish Report the parcel of land in question has been excluded from the Ecological Area. The applicant is requesting a rezoning in order to creato a subdivision ef spproximately 35 single family residential lots. The developer has brought the services to the west end of Killarney to accommodate the new proposed subdivision. The development of this subdivision would oid tha City in one aspect as thea houses on the west side Killarney are on septic and having problems with the newege in ditches. The lots could then connect ta the sewer lines if the cgevelopment were to §0 chead. After some discussion the Committee felt the area in question would best be taken care of if zoned Development Area. This would enable the Committee to maintain a high standard.control over tha Ceveloper fe: the cutting of trees and the initial style of development. A question regarding the schcol capacities fin that area was brought up by the School Trustee. It was suggested that a meeting with Mr. Bob Smith, of the School Board, with regards to school population and School billding programs should be persued prior to the next Planning and Zoning Meeting. The Committee has deferred a decision until the next Planning and Zoning Committee Heeting so that in the interm discussion regarding tne schoel situation as well as a meeting with Mr. Spani for information, can be held. The School Soard Meeting is Friday, May 12th, 1972, while it is expected that a@ meeting with Hr. Spani will be held Monday, May 15th, 1972. . Item II. Rez Rezoning Apolication R#13-72. Legal: 7, 9,9 & 10, Blk J, DL. 255, Plan 2106, Address: 1770 Langan Avenue. Area: four 33° X 130.3', “ Request: To rezone from RS-2 to RS-2, Reason: To create two lots 1) 80! x 130.3! : 2) 52° xX 130.3", Comments: As mentioned in che minutes of the meeting of April 22th, 1972 a further application was pending on the property known as 1770 Lanean Avenue. As you wil) note on the attached Plan some extenuating cireusstances exist and would require relaxation of the lor frontage to accammodate a 52° lot. The other conditions would be the requirements of Participation la the up grading of the water system which the epplicant is in égrucmant of. Reconrendation: The Committee recommends to the Municipal Couneil approval of the proposed rezoning application, Item ITY Re: Rezoning Application R414N-72, Legal: Lots 11 € 12, Blk K, D.L. 255, Plan 2099.
