Planning and Development Committee - January 30, L991 It is recommended that this application be approved to proceed for rezoning from RT-1 to RS-2 under Section 963 or the Municipal Act subject to: 1. Solution of the concerns expressed by the Engineering Department; and Qe Issuance of a Development Variance Permit BACKGROUND: On January 14, 1991, Council approved Development Variance Permit No. 55/90 to reduce the sideyard requirements for two lots at 3373 Raleigh Street. Although the properties are zoned RT-1 (Two-Family Residential), the applicant intends to build two single family houses on the lots. As a condition of approval of the Development Variance Permit, the applicant is required to rezone the properties to RS-2 (Single-Family Residential) to ensure that a duplex with reduced sideyards cannot not be built on these properties. Building Permits for the two single family units have been issued. COMMENTS FROM OTHER DEPARTMENTS : The following comments were received: Engineering Department: The Engineering Department will require connections to existing sanitary, water and storm sewer mains and curb and gutter jmprovements to Raleigh Street.
