RECOMMENDATION :

That this application be approved to proceed for rezoning from A=1
(Agricultural) to RS-1l ( Large Lot Residential), RS-2 (Small Lot Residential),
and RS-3 (Estate Residential) under Section 963 of the Municipal Act subject
tos

Completion of a subdivision design to the satisfaction of the Director of
Planning;

Satisfaction of the Engineering Department requirements;

Satisfaction of the Building Department requirements at the time of
building permit; ;

Satisfaction of Fire Department requirements;

Registration of a Restrictive Covenant on the property to prevent new
buildings from being converted to contain secondary suites;

The project being subject to the 1993 rates for development cost charges.

BACKGROUND:

This application is to rezone the property at 2480 & 2485 Ottawa Street
from A~l (Agricultural) to RS-l (Large Lot Residential), RS-2 (Small Lot
Residential), and RS-3 (Estate Residential) to permit a twenty-—lots
subdivision. The land is designated "Residential" and ‘Apartment" in the
Official Community Plan.
