The following comments were received from the departments noted: Building Department: Building code review will be done at the time of building permit application. : Fire Department: The Fire Department has no objections to this application. Engineering Department: 1. Sanitary - owners required to install a lift station to pump from the building to the main on Broadway. Water —- owners to connect to the existing 300 mm diameter water main on Broadway. Storm - culvert under driveway to be upgraded to entire iength of ditch in front of property to be enclosed with a piped storm sewer. Roads ~ no upgrading required. 5. Street Lights - none required. Landscaping plans and specifications to be approved by the Parks and Recreation Department. DISCUSSIGN =: . The applicants are proposing two amendments to the M-~1 General Industrial Zone. The first amendment will permit general warehousing which is now restricted to ‘warehousing of materials". The second will permit construction of living accommodations for a caretaker or watchman. The current Clean Industrial "M-3" zone permits warehousing and indoor storage while the supposedly more General "M-1 and M~2" zones. are restricted to warehousing of materials. It would be appropriate to correct this situation by the appropriate amendments as Suggested in the recommendation section of this report. The Zoning Bylaw is contradictory as to whether or not a caretaker residence is a permitted use. The interpretation section of the Zoning Bylaw defines "Accessory one family residential use" as "a residential use auxiliary to an agricultural, commercial or industrial use, where ....". 20 4/
