PC Meeting September 14, 1993 Cont'd BACKGROUND: This Development Permit Application is for a 35~acre parcel located within the Dominion Triangle. The properties are also the subject of Rezoning Application 81/92 and Official Community Plan Amendment Application 82/92. The proposal is to subdivide the property in order to create a Home and Business centre. The above-noted Rezoning and Official Community Plan Amendment Applications received third reading on January 18, 1993. This Development Permit Application is required to enable the subdivision. PROJECT DESCRIPTION: The proposed development will consist of 5 lots that will be zoned CS-1 (Highway Commercial), C-2 (Neighbourhood Commercial), M-4 (Business Industrial Park) and CD (Comprehensive Development) to enable a range of commercial and light industrial uses. The M-4 zone will be created as part of the rezoning application. The proposed development will include the extension of Ottawa Street south of Dominion Avenue to intersect with the Lougheed Highway. An east-west road is also proposed to access properties within the development. The applicant has submitted a preliminary subdivision layout, which conforms to the conceptual layout contained in the Dominion Triangle Area Control Plan. No specific building schemes have been submitted at this time. All future buildinge to be constructed on the proposed lots will be subject to individual Development Permits.
