Provision for landscaping should be made around the new addition. Fire Department: The Fire Department has no objections to this application. Builds D ) If the alteration exceeds 25% of the current assessed value of the existing building, then the entire building must be sprinklered. Building Code requirements will be reviewed at the time of Building Permit application. DISCUSSION: The proposed addition will permit the continuous operation of the dental clinic in the downtown of the City. The applicant has proposed to expand the existing Luilding towards the rear of the property, rather than to the front, as it would be required to follow current design guidelines. In consideration of the high cost involved in placing the addition to the front, a compromise has been worked out. The applicant, has agreed to modify the facade of the existing building and that portion of the addition facing the atreet, to give the building a commercial appearance in compliance with the design guidelines for the downtown area. The applicant will undertake both the addition and the renovation of the front of the building concurrently; this should result in an improvement to the commercial character of this block of the City. Although a new commercial building in full compliance with the guidelines would be preferable, the compromise described above the applicant is reasonable and, therefore, the Planning Department recommends approval to this Development Permit.
