(c) Lots of an area greater than 4,000 mé (43,057.05 sq. ft.) may be
developed to a maximum floor area ratio of 1.9.

USABLE OPEN SPACE:

A minimum of 40 percent of each lot, excluding any portion of the lot
used for parking and vehicular circulation, shall be usable open space.

LOT COVERAGE:

(a) Maximum tot coverage on lots less than 1,700 m@ (18,299.24 sq.
ft.) in area shall be 55 percent.
Maximum lot coverage on lots having an area 1,700 m2 (18,299.24
sq.» ft.) or greater shall be 45 percent, provided that where a
building on a lot exceeds six storeys in height, maximum lot
coverage on that lof shall be 35 percent.

FRONT YARD:

(a) On lots of an area of 1,700 m2 (18,299.24 sq. ft.) or less, a front yard
is required of not less than 7.5 m@ (24.60 f+.) In depth.

(b) On lots having an area greater than 1,700 m2 (18,299.24 sq. ft.) a front

yard is required in accordance with the following table:
