Your Worship and Members of Council: Re: 2448,2464,2482 and 2518 Pitt River Road, Port Coquitlam, 5.C. We, the undersigned are the owners of the adjacent property 2532 Pitt River Road. First off, we would like to state that we are not opposed to the proposed town house development on the above mentioned properties. White & Associates came to our door several times asking if we would like to sell our property. There was some auestion as to whether or not our property wouic be required for a left ‘urn exit. We are not adverse to selling our property, however, White & Associates never approached us with a written offer. The pieve of land in the shape of a "oie! is listed in the Multiple Listings for $145,000. We are curious as to why that is deemed an unreasonable price to acquire. Mind you, only about Sour town- houses could probably be erected on the "pie" and perhaps for that reason it was not pursued but we feel for proper city planning and for aesthetic reasons the "pie" should be required in the project. If, indeed, the project does proceed, besides the inclusion of the "pie", we would like to see safety precautions put in place for pedestrians, especially the child- ren who will walk, run and bike. We feel a sidewalk with a safety abutment would need to be installed around the "speed curve." This stretch of the Pitt River Road +3 deemed a short cut by many and the traffic refuses to slow down. The "speed curve" is banked wrong and when loose gravel or rain exists you have the conditions for losing control of your vehicle. If you are going to allow families with children and pets to reside on this stretch of the Pitt River Road then you need to deal with their safety. We also understand that the Bailey bridge will be in place for an- sther five years. This being the case, a safe and croper left turn exit from the camplex needs to be considered as the residents will be using the Lougheed and #1 Highways to commute. The residents from all of the townhouses and apartments being built on this stretch of the road will add many more cars to the rush hours. And, if our house is to be the only house left standing amongst this proposed "townhouse heaven" we want assurances that we have no obstructions to the leaving and entering of our property from either direction and we request the erection of a fence to extend the whole of our lot line to be installed by the developer at his expense in the consideration of retaining our privacy. We have previously made holiday reservations and will not be able to attend the July22 meeting. We request that the contents of this letter be taken into consideration.
