COUNC MAY 27 1974 TO: Mayor and Council DATE: May 23, 1974 FROM: Planning and Zoning Committee The Planning and Zoning Committee met on Wednesday, May 15th, 1974. Present were Chairman Alderman Ranger, Alderman Mabbett, School Trustee Margaret Smith, City Engineer V.C. Borch, P.Eng., Senior Building Inspector Nick Chernoff and City Ad~ ministrator L.D. Pollock. The following items were considered. 1. Strata Title Application ss#9-74 This is an application to convert an existing industrial building at 1940, 41, 42, 43 Broadway to strata title. This is the first application received by the Committee for a commercial strata title building. One other strata title building exists in the industrial area and this was converted to strata title prior to the Act being changed to require Council approval. The building under consideration is conforming in every respect, landscaping is complete and the parking area is paved. ‘The con- version would permit four owners to acquire individual premises for industrial oper- ations and the Committee is prepared to approve that strata title subdivision be granted. This approval would be subject to the applicant following our strata title procedure. The Committee recommends that the application for a strata title conversion be approved. 2. Strata Title Application ss#10-74 This application ts to convert an existing fourplex at 1543, 5, 7, 9 Dorset Street by strata subdivision. This fourplex has been in existence for some t rental units. At the present time the one of the tenants would be the unit that he is presently occu- pying. at will vacate if the strata title given the term of notice required by the Strata Titles Act. No sale price has been set for the units. Council has not yet approved any conversions of existing apartment buildings in an effort to try to maintain the existing supply of rental units. In view of the uncert- ainties in connection with the Landlord and Tenant Act and the fact that no rental units are presently being constructed the Committee is not prepared to recommend conversion of this building into strata title units. The Committee recommends that the application not be approved. 3. Strata Title Application SS#13~-74 This is an application to subdivide a duplex that is presently under construction at 2177, 79 Pitt River Road. This duplex is conforming and approval would be consistent with cur past consideration of these applications, The Committee recommends that the application be approved.
