Page 4 of 6 pages NOW THEREFORE THIS INSTRUMENT WITNESSES: 1. That in consideration of the rents, covenants, | conditions and agreements herein respectively reserved and contained, the Lessor doth demise unto the Lessee, the Lands. 2. Term - To have and to hold the Lands for and during a term of Sixty (60) years to be computed from the ist day of March, 1991 until February 28, 2051 and at the rental hereinafter covenanted to be paid by the Lessee. 3. Payment of Rent Yielding and paying unto the Lessor rental for the Lands of One Dollar ($1) in advance without deduction on the lst day of March, 1991 for the entire term of this lease. The receipt of rents for the term are hereby acknowledged by the Lessor. The Lessee covenants with the Lessor to pay any charges levied by any Federal, Provincial or ether authority in respect of the Lands. 4. | Renewal If the Lessee is not in default of any of the terms, covenants or conditions herein contained, the Lessee shall have the right, at its option, upon providing the Lessor with written notice within six (6) months of the expiry of the term of this Lease, to renew this lease for a further period of sixty (60) | years commencing March 1, 2051 and terminating February 28, 2111 all on the same terms and conditions as contained in this lease. 5. Assignment The Lessee shall not be entitled to assign this lease without the written approval of the Lessor which approval shall not be unreasonably withheld. 6. Purpose _. The Lessee will not allow the Lands to be used for any other purpose than for the operation of the sewage pump station. located thereon and related activities. If required, the Lessee can make improvements to the sewage pump station facility or expand the facility, with any such work to be at the Lessee's: expense.
