BACKGROUND: Council will recall a development proposal of 37 townhouse units was presented to Council early in 1974, which was disapproved by Council in the third reading of the land use contract. ‘The same developer re-applied in January 1975 for "Development Area" designation for the subject site and a land use contract to permit a.similar development. However, at the advice of the Planning and Zoning Committee, the applicant has submitted three different schemes. 1. 37 townhouse units. 2. Subdivision of the site into 37 small single family lots, assuming concession on frontage and lot size requirements. 3. Mixed development of small single family lots and townhouse units. After evaluating the three schemes, the Committee expressed that it was in favour of the mixed development. According to this proposal, 12 single family lots (min. 40' x 90") along Hastings and Jervis Street and 27 townhouse units in the interior of the site are to be created, thereby preserving the predominant single family development patter along Hastings and — Jervis.
