Mr. Tanchak inquired whether there was an application for rezoning, and the City Planner advised that the proposed rezoning was initiated by the City in an effort to protect the residential area by minimizing the conflict between Industrial and Residential uses, and that the rezoning is not geared to ownership of certain parcels, but to the entire triangular area. Alderman Laking commented that Mr. Tanchak did not receive a registered letter that the City was going to rezone his property; however, the City Clerk advised that Mr. Tanchak did receive a letter of invitation to the Public Hearing this evening, which is sufficient as far as the requirements of his office are concerned. Mr. C. Schell, 2541 Davies Avenue, stated he had lived for 22 years across from the Huntington Rubber plant and commented on the sand nuisance from the tin shop and on the inadequate access to the area since the closure of Gordon Avenue. Alderman Thompson advised that closure of Gordon Avenue was required by the Provincial Highways Department. At the request of His Worship the Mayor, the City Planner then briefly outlined the uses permitted in the proposed M-3 zone. Alderman Traboulay commented he did not believe the residents in attendance this evening were opposed to the uses permitted in the M-3 zone, but were opposed to Industrial uses being located adjacent to a residential neighbourhood. Alderman Keryluk pointed out that the proposal is to bring in some type of modified zoning that is compatible to the surround- ing residential area. Alderman Laking stated he was strongly opposed to the proposed rezoning, and advised that a prospective buyer had mentioned to him that "residential" would be a very good use for the property. Mr. G. Donaldson, 2549 Davies Avenue, commented that when apartment zoning was proposed some five years ago, concern was expressed about traffic, and stated he felt it should be kept the way it is now. Mr. John Dawson, 3140 Lancaster Place, referred to the new housing in his area, and said he did not want the proposed M3 zoning unless it could accommodate reasonable industry with a minimum number of employees. Mr. Dawson suggested as an alternative, that the property could be used for a "cluster home" type of development; however, Mr. Cam Aitken, 1657 Eastern Drive, inquired how anyone could seriously think of using the property for residential housing when it is located adjacent to the railway tracks. Mr. Don Ray, 2820 Burns Road, stated he did not like to see residents having to accept a type of zoning they were opposed to.
