first class prepaid registered mail to the addresses set forth
below, Any notice delivered or sent by telegram or Telex shall
be deemed to have been given and received at the time of
delivery. Any notice mailed as aforesaid shall be deemed te have
been given and received on the expiration of 72 hours after it is
posted at a mailbox situate in the Province of British Columbia,

Or at such other addrass or addresses as may from time to time be
notified in writing by the parties hereto provided that if there
shall he between the time of mailing and the actual raceipt of
the notice a mail strike, slowdown or other labour dispute which
might affect the deliver of such notice by the mails, then such
notica shall only be effective if actually delivered.

19. In thea event of this Agreement being registered and in
the avent of default being made in any payment or in respect of
any of the covenants herein contained, whether before or after
such registration of this Agreement but before execution of the
said Transfer of an Estate in Fee~Simple, it is expressly agreed
that. the Vendor shall he at liberty to cancel, remove and deter-
mine such registration of this Agreemant on production to the
Registrar of Titles of a satisfactory declaration that such
default has ocecurred and is then continuing and the Purchaser
hereby irrevocably appoints the Vendor the Purchaser's true and
lawful attorney for and in the name of the Purchaser to cancal,
remove and determine such registration in the event of default as

aforesaid.

20. “THe covenants, obligations and agreements of the
Purchaser herein contained (other than those covenants, obliga=
tions and agreements contained in Paragraph 6 hereof) shall not
merge upon the payment. by the Purchaser of the balance of the
moneys owing hereunder or by the execution or registration of a
