RECOMMENDATION :

THAT this application be approved in principle to proceed for Rezoning
from C-1 (Corner Store) to RM-3 (Townhouse — Apartment) under Section 963
of the Municipal Act and for amendment of the Official Community Plan
designation from "Highway Commercial" to "Apartment" subject to:

ae Submission of a design to the satisfaction of the Director of
Planning, that fully complies with the provisions of the RM-3 zone,
the "Development Management Bylaw" (Parking Bylaw), and the
guidelines for development of this area contained in the Riverfront

Area Control Plan;
b. Satisfaction of Engineering requirements;

c. Satisfaction of Fire Department concerns;

d. Submission of landscaping plans to the satisfaction of the Parks and

Recreation Department;
ee Satisfaction of Building Department concerns 3

f. The area identified in the attached drawing No.1 to be designated a
Development Permit Area; and

Isguance of a Development Permit.
