The business is similar to the Technical Offices that are permitted within the M-3 (Clean Industrial) and proposed M-4 (Business Industrial Park) zones; however, it would not meet the minimum size requirement of 550 square metres for office uses in those zones. A Comprehensive Development (CD) zone proposed specifically for this property would be based on the M-1 zoning regulations.It would include yrovisions to allow a technical office use in Unit #17. Any further relocation of Eagle Mapping would cause hardship due to the amount of high-tech equipment in the office. Since this business provides | employment within the City and is generally compatible with other industrial uses in the area, it would be appropriate in this case to allow the business to remain at this location.
