A regular meeting of the Municipal Council of The Corporation of the City of Port Coquitlam was held in the Council Chamber, Port Coquitlam City Hall, 2272 McAllister Avenue, Port Coquitlam, B. C. on June 26th, 1978. His Worship Mayor J.M. Campbell, Aldermen J.J. Keryluk, G.R. Laking, P.F. Ranger, L.M. Traboulay and M.A. Thompson in attendance. Also in attendance were Chief Administrative Officer L.D. Pollock, City Engineer F.E. Peters, P. Eng., Fire Chief W.S. Wingrove, Deputy Fire Chief J. Boileau, Planning Officer L. Lee, Recreation Director ‘anna Taylor, City Treasurer J.G.S. Maitland and Mrs. D.L. Vyse. ZONING PUBLIC HEARING: Zoning Public His Worship Mayor J.M. Campbell advised the meeting the following Hearing: proposed By~law to authorize issuance of a Land Use Contract would now be considered: By-law No. 1609: B/L #1609 ~ to authorize To authorize the Council to enter into a Land Use Contract with a LUC ~ "Land Use Contract No.” William Rudy, 1620 Western Drive, Port Coquitlam, B.C. in the form and 27 Authorization: B/L." to the extent set forth in "Land Use Contract No. 27" which said Land ~1929 Brown St. Use Contract is annexed to and made part of the by-law and the said Land Use Contract No. 27 shall extend to and regulate the development and use of land described as: Lot 4, Block "Y", District Lot 255, Group One, Plan 22343, New Westminster District. The above noted property is located at 1929 Brown Street (southwest corner of Brown Street and McLean Avenue) and upon its issuance Land Use Contract No. 27 will permit the land, buildings, and structures located or to be located thereat to be used as a "Neighbourhood Pub" and for those uses permitted in the M-3 (Special Industrial) zone of the City and various provisions are contained in the Land Use Contract concerning subdivision of the property, the size, shape and siting of buildings and structures and various other matters. The City Planner explained the proposed development and advised that the area around the proposed development is zoned M-3 (Special Industrial) and there is to be a 66 foot buffer strip between the M-3 Zone and the residential area. The development would be divided into two stages, the first being the Neighbourhood Pu» and the second being the industrial stage.
