Brown Director of Community Planning SUBJECT: Rezoning Application No.1/83 3443 Oxford Street RECOMMENDATION: That City Council direct the City Clerks Office to prepare a bylaw rezoning the remainder of Lot 1; Block E, District Lot 465, Plen 10897, from RS=1 Single Family, to RT-1 Two Family Dwelling Zoning District. COMMENTS: 1. This property is presently occupied by an old small single family dwelling and has a heavy hedge of trees along most of its perimeter. The property is a corner lot fronting onto Dorset Avenue and having itso flanking front along Oxford Street. 2. In surveying the neighbourhood surrounding the subject property it was found to be a mix of older, and in some instances deteriorated homes, and newer houses which have been rebuilt in the area. The immediate vicinity surrounding the property on Dorset Avenue is predominately older homes that are in fair to poor condition, and a school yard. If this application for rezoning from RS<-l to an RT=1 Two Family Designation is approved, it will have an affect on the neighbourhood of possibly upgrading the standard of maintenance for the surrounding dwellings by its example. Likewise, it may also have the affect of increasing speculative interest on the part of owners of surrounding lots by being an example of rezoning to a higher use. 3. Oxford Street in this vicinity is presently a narrow, quiet residential street. In the future, however, Oxford Street may serve as a collector street south from Victoria Avenue connecting to Lougheed Highway. It should be noted that Qxford is one of the three streets, (Shaughnessy, Coast Meridian and Oxford) connecting Lougheed Highway north to Victoria Avenue. In view of that future possibility, land use along Oxford Street is expected to change after heavier traffic volumes are encountered. etree net mere UM ald Fe
