Fire Department: 1. It is noted that this property abuts the Pitt River, any structure associated with this structure over the water'ยป edge will have to conform with: a. N.F.P.A. 303 Marinas and Boat-yards; and b. N.F.P.A. 307 Marina Terminals, piers and wharves for water supply and fire fighting capabilities. Ensure adequate water supply is present before construction and for sprinkler system. DISCUSSION: This application was submitted to Planning Committee on December 1, 1992 and to Council on December 7, 1992. The application was supported in principle subject to submission of a design acceptable to the Planning Committee. The proposed Rezoning generally complies with the intent of the Riverfront Area Control Plan, and as such, it can be supported The applicants have submitted design drawings that generally comply with the intent for the area and appropriately minimize the disruption of the view to the river from residents on the north side of the Mary Hill Bypass. The proposed design two minor relaxations, one to the rear yard setback where, due to the angle of the property, 4 small corner of the building encroaches on the 25 foot rear yard setback and one for site coverage due to a technicality. The bylaw allows for a 35 % site coverage for the principle building plus 5 % for accessory buildings, including garages and storage buildings. In this particular case, the applicant has placed the garage attached to the principle building and the total site coverage is 40%. It is the opinion of the Planning Committee that this is reasonable.
