A Rezoning and Development Permit Application has been received to permit a
commercial development located at 3270 to 3288 Westwood Street. The site ig
currently zoned RS~1 (Large Lot Residential) and is designated for
"Neighbourhood Commercial Use" in the Official Community Plan. The project is
subject to the design guidelines of the Westwood Development Permit area.

LOH:

The proposal is for a 5,021 aq. ft. commercial building to be constructed on
the south portion of the 17,000 sq. ft. site. Lot coverage for the proposed
building is 34%. The proposed one~storey building will be 20 feet in height.
The front yard set back is approximately 5.5 ft. <A rear yard setback of 20
ft. and an interior side yard setback of 5 ft. along the south property line
have also been provided.

The proposed building will be sited in the southern portion of the subject

site. Yhe remainder of the site will be used to provide 18 surface parking
Stalls and driveway access. The parking area will also include a pedestrian
pathway to provide access from Shaftesbury Street through to Westwood Street.

1. ‘he existing sanitary main and the telephone duct are to be relocated to a
newly dedicated 4.5 metre wide right of way and incorporate a pedestrian
walkway from Weatwood to Shaftsabury.

2. Service connections for sanitary, storm and water to be installed by the
City at the developers cost at the building permit application.

3. Development Cost charges are applicable and will be assessed at Building —
Permit Application. | .

4. Site is to be serviced with underground hydro and telephone connections.

1. Right~of-way agreement is required for access at the North property line;

Curbs appear to encroach at the North property line.

Registered lot consolidation required.

A building code review will be done at the time of a Building Permit
application.

Landscaping to be approved by the Parks and Recreation Department. —
