BACKGROUND: The subject property is in a designated ‘employment" area in the Official Community Plan and portions of it are currently under rezoning from M-2 to M-l to achieve uniform zoning throughout the site. The subject site has recently been created as a 7.576 hectare parcel off the much larger parcel "E'"' as illustrated on the attached location map. PROPOSED DEVELOPMENT: The applicants are proposing the development of a 16,674 square meters (179,475 square feet) industrial building to accommodate a wholesale food distributors. ‘The proposed development contemplates future expansions which will bring a total area of the building to 29,358 square meters (316,017 square feet), which will bring the site coverage to 35.9 percent. . . 2 ITEM
