The propesed rezoning complies with the designation of the property in the
Official Community Plan. Currently the property is being used for a four-plex
which will be demolished in order to permit the new 5 unit project,

The proposed design, is generally acceptable and marginaliy conforms to
the design guideline for Development Permit Area XI, but will be a significant
improvement over the current use of the site. Further, the scale of this
proposal interfaces well with the park and residential uses to the weet of the

property.
