PROJECT DESCRIPTION: Thies application ia for an industrial warehouse/office building in the southeast corner of 1373 - 1389 Kebet Way. The proposed preject will occupy an area of approximately 48,900 square feet of the 16~acre site. The building itself is comprised of 20,000 square feet of ground floor warehouse space and 2,250 aquare feet of mezzanine office space. The height of the building will be approximately 26.5 feet. The area around the building will be used for parking, loading and landacaping. Parking for 15 cars is located within the 46 feet front yard setback area along Kebet Way. A paved area of approximately 100 feet in depth will be provided at the rear of the building in order to accommodate an additional 13 parking spaces and loading area. A side yard setback of 15 feet is provided along the east property line ‘adjacent to the neighbouring property. This setback will be used as driveway access to the rear parking and loading area.
