(c) (d) {e) (b) Siting and Accesses: Where possible vehicular access to multi-family developments shculd be achieved from a side road or rear lane. Parking for commercial developments facing Dominion Avenue will not be permitted on the yards facing Dominion Avenue. Where parking is located in a yard facing a read, appropriate landscaping shall be provided to soften the visual impact of the parking area from the road. Vehicular access to commercial or multi-family developments will not te permitted from Dominion Avenue. Access to multi-family developments from Fremont Road will be discouraged; where access from Fremont Road is unavoidable, turning movements may be restricted. . Landscaping: Substantial landscaping to screen parking areas from the streets and adjacent residential buildings and interplanting of the parking area with trees is required. All vegetation used for landscaping shall be mature and of a quality acceptable to the Municipality. All planting must comply with the standards of or standards similar to those of the B.C.N.T.A. All materials other than vegetation, used for landscaping, shall be "non~skid' type and of durable quality. All landscaping fronting a street shall use trees whenever possible. Signage: All signs and signage should be architecturally coordinated with the overall design of buildings and landscaping. Free standing signs shall be incorporated inte the design of the landscaped area and shall not exceed 2.4 meters (8 feet) in height. Implementation: To facilitate implementation of these guidelines, any Development Permit issued for properties within this Development Permit Area VIII", may, subject to the restrictions of the Municipal Act, and unless otherwise specified in the above guidelines, vary or supplement the bylaws regulating zoning, parking, works and services, drainage, signs, screening, landscaping and subdivision. Minor variations which do not change the intent of the guidelines may be permitted without an amendment of the Development Permit Area guidelines, subject to the approval of the Director of Community Planning.
