BACKGROUND: This application was submitted during 1987, to subdivide the entire property into a number of small residential lots. Subsequently, the north-east corner of the property was subdivided and a separate application was submitted for a townhouse development. Development of the remainder of The property was held in abeyance for floodproofing concerns. The property owners have requested their application be reactivated for Phase |. The land use is as originally proposed, small lot housing. Changes to details for the proposal include realignment of some of the internal circulation to accommodate community planning changes and meeting the full Ministry of Environment requirements. This proposal helps achieve Official Community Plan policies for improving flood protection and increasing development intensity surrounding downtown.
