Re: Properties bounded by Lougheed Highway, Dominion Avenue and the Pitt River We the undersigned residents and property owners located in the above mentioned area hereby request that this property be removed from the "Apricultural Land Reserve" for the following reasons. 1. The property has for many years been designated as secondary industrial reserve on the GVRD Regional Plan. Many current owners acquired or held their property based on the belief that it would one day be zoned industrial. 2. The GVRD proposed in 1975 that this property be removed from the ALR. This further encouraged owners to retain their properties. 3. The various parcels range in size from under 1 acre to approxi- mately 30 acres with the majority being in the 5 to 10 acre size. These are not large enough to actively farm and uniess the land designation is changed we will S0o0n see a large portion of now vacant land being used for residential construction and thus preclude any development as agricultural land. 4. As the land is relatively low and subject to surface water accumulation in the rainy season it further makes this area unsuitable for active farming. 5. If the land was removed from the agricultural freeze the municipality could then use its by-laws and re-zoning powers to “ensure that this area would develop in a high standard of industrial use and in turn would tend to be compatible with the rural area Situated to the north of this area.
