THE CORPORATION OF THE CITY OF PORT COQUITLAM MEMORANDUM TO: City Administrator February 5, 1987 FROM: City Engineer SUBJECT: Bylaw No. 2230 - 1498 Pit¢+ River Road ~ Public Werks Committee February 3, 1987 Recommendation: That the rezoning of the parcel at 1498 Pit++ River Road be allowed to proceed with the condition that access for.the most westerly lot created be off the Jane rather than off Columbia Street. Background and Comments: The proposed rezoning and subdiviston was revtewed by the Traffic Committee as a result of questions during the Public Hearing about the impact on traffic. The Committee took into consideration that the owner had purchased one 33 foot lot trom the City In order to provide enough depth for subdivision. He now owns three long 33 foot wide lots with frontage on Pitt River Road. I{¢ no rezoning or subdivision takes ptace, he would still be able to bulld three narrow houses with driveways all onto Pitt River Road. Alternatively, he is asking for four driveways onto Columbia Street in addition to his existing house. The Committees felt that the westerly lot could have access off the lanee This would reduce the number of new driveways onto Columbta to fhree. Three new driveways onto Columbia are certainly a better solution than three driveways onto Pitt River Road from a traffic point of view. The requirements of subdiviston Include the widening of Columbia Street by 3.8 meters In order to line up the new curb with the curb on Columbia Street east of Pitt River Road. This increased road width makes up for any disadvantages of having additional driveways. The additional road width cannot be achieved without subdivision. FoE. Peters, City Engineer
