The area being considered for rezoning is situated in a highly visible location at the entrance to what we believe is quickly becoming known as one of the most attractive residential communities in the lower mainland. Due to our concern regarding the quality of development proposed for this site, we have watched with some apprehension as two building schemes were brought forward by the applicant. It is our understanding that council has advanced the rezoning bylaw on the basis of the planning committee's recommendation that a covenant be placed on the land requiring the developer to construct the unite in accordance with the plans presently being proposed. We believe the architectural quality of housing (whether for townhouse OT for single family) in this strategic and highly visible location could significantly effect the perceived value of adjacent homes and properties within the Citadel Heights community. As the major adjacent property owner, we are therefore supportive of council's position with respect to 4 covenant to control the architectural aspects of the project. In particular, we feel it is important that such a covenant identify the points noted on the attached schedule, which are consistent with the plans submitted, and which we believe form part of the overall architectural integrity of the proposal. errr itt
