R.C.M.P. and Fire Department: No comments. DISCUSSION: The proposed development generally conforms to the design guidelines for Development Permit Area VII and will improve the image of the community to traffic passing through the Kingsway area. A number of relaxations, as noted in the "Project Description" section above, are needed for this building to proceed. These relaxations can be supported because of the limitations to the development of the site imposed by its reduced area. A further consideration is the presence of a municipal sewer line, running under the west side of the property, that will be protected by a right-of-way, and reducing even more the developability of the site. Given the constraints, the proposed design is an appropriate solution. It is therefore recommended that this application be supported subject to the conditions noted in the recommendation section.
