The City shall leave the Leased Prernises in good repair at the conclusion of this
lease, equivalent to the condition of the Leased Premises at the beginning of this
lease.

The City shall not assign or sublet this lease without the written authorization of the
Lessor, such authorization not to be unreasonably withheld,

The City may at its option renew this lease for an additional period of one yers, on
(he same terms, by giving notice in writing to the Lessor at ay time prior to May 1,
1995. 7
