It 4s our adm that the buil- ding b@ atractive for both residents and neighbourhood as well as this project meet the goals of The Official Community Developments Plan, Wa have ask che Architect to design the Marpole Court with the attitute of offering an alternative form of housing for the Port Coquitiam area. AS the population of Port Coquitlam increases it is likely that some form of higher building will be necessary to maintain affordable housing in a climate of rising land prices. The proposed housing allows residents to live within walking distance of downtown businesses and social ammenities. The pro jae well suited for seniors and first-time homa owners. The Architect has given special attention to the design of the main floor. Outdoor activity areas and the street level landscaping. We wish to comp- liment the existing reaidencial gardens and nearby greenspace. The service area which includes the entrance to the below grade parking garage, are lo- cated on the south side of the property and are accessed from the lane. These service areas are screened from Marpole Street with landscaping and latcice works. In order to maintain a smaller pedestrian scale thera are smaller en- tances walkways on either side of the main entry. The interior and exterior spaces at the main fleor level are common use areas. It is hoped that the all-purpose room on the main floor will be able to be used by non-residents for meetings or pre-arranged social gatherings. Special considerations also have baen made to address the concerns of exis- ting tearby apartment owners especially the apartment building on Bury Street behind this project. Since this proposal is situated on the North side of Bury Street, it cast no shadows to the adjacent apartment on chat street. Purtheremore, this project hag setback 25 feet clear on each side, thus it provide ample view corridor for buildings at north and south of this subject site. PAGE
