That this application be approved to proceed for rezoning from RS~-1 (Large
Lot Residential) to RT~1 (Two-Family Residential) under Section 963 of the
Municipal Act subject to:

a) Completion of a design to the satisfaction of the Director of
Plarining; |

b) Satisfaction of Engineering Department requirements;

c) Registration of a restrictive covenant on ie property to prevent the
new building from being converted to cont: +: secondary suites.

This application is to rezone the property at 2721 Davies Avenue from RS-1
(Large Lot Residential) to RT-1 (Two~Family Residential) to permit a duplex to
be constructed. The area is designated as "Residential" in the Official
Community Plan. |

PROJECT DESCRIPTION:
. The site is 761 square meters (8,191.6 square feet). The proposal is to
rezone and construct a new duplex. The two-family residential use is
permitted in a residential ar2a subject to rezoning to RT-1 (TIwo-Family
Residential) and not to be 1: ated closer than 180 meters (590 square feet) to
any other two-family residenc:al use.
