DISCUSSION: Approval of this application will permit the construction of an apartment building in the Northside Center. The floor area ratio, lot coverage and all setbacks conform to zoning requirements. The minor encroachments into the front and exterior sideyard setbacks are permitted in accordance with the guidelines of the Northside Development Permit Area. The number of parking spaces also meets bylaw requirements. The applicant has been requested to move one of the indoor recreation areas out of the underground parking garage to another location within the huilding. While there is a large amount of outdoor landscaped areas provided, the applicant has aiso been requested to define the usable common outdoor recreation area as per the zoning requirements. These changes are underway and are not expected to have any major impacts on the siting or exterior appearance of the building. As this building generally conforms to zoning requirements and meets the design guidelines for Development Permit Area XI, this application can be supported subject to the conditions noted above. “YW.
