Mayor and Council ; May 23, 1974 . Strata Title Application SS#15-74 This application is to construct a fourplex at 3153 Hastings Street and subdivide the building by strata plan. There is a corresponding application for rezoning on this property. This request would create a spot zone of RM-1 in a predominately RS-1 neighbourhood. The Committee is not prepared to recommend approval in view of the fact that it would increase the densities and mainly defer their application for RM-1 zoning in an area that is not phased for multiple development. The Committee recommends that this application be rejected. 5. Strata Title Application SS#16-74 This is an application to convert an existing duplex and subdivide by strata plan located at 862-64 Wright Avenue. This is a nonconforming duplex that was built prior to our regulations restricting duplex construction to one building every six hundred feet. There are several duplexes on this street. The building is of good construction and conforms in other respects. The Committee feels that as this building has been in existence for some time as a rental unit and the conversion may lead to some other requests from adjacent duplex owners that the application not be approved. Tne Committee recommends that the application be rejected.
