Application to rezone 4 33~foot lets on Manning Avenue to
RM-3 to permit the development of a 6—unit row housing project.

Lots 15-18, Block 23, D.L. 464, Plan 2240.

BACKGROUND: , The land in question is presently zoned RM-1, the density
: of which was reduced from 18 to 9 units per acre in 1974 as
a result of the Council adopting a zoning amendment to reduce
the permitted density in all apartment zones in existence
at that time.

As a result of such zoning amendment, the density limitation
together with other zoning Bylaw limitations, has made
development of the subject land virtually not possible.

The requested change to RM-3 appears to be acceptable as it
follows the normal practice of Council to consider rezoning
of RM] Land to RM-3.

RECOMMENDATION: This application was dealt with by the Planning & Zoning
Committee on July 7, 1976 and the Cormittee recommends
approval of the rezoning. The Committee also recommends that
a public information meeting is not required as the properties
are designated for apartment use.
