Brown Director of Planning Community Plan Amendment 25/87 2145 Nova Scotia RECOMMENDATION: That City Council direct the Clerk's Office to prepre a bylaw amending the Official Community Plan Bylaw No. 2161 Schedule 'A' redesignating Lot’'1, D.L. 232, Grp. 1, NWLD Plan 73976 from Phase One Multi Family Development to Phase One Single Family Development. And that this approval! be subject to the applicant's registering a building scheme controlling house siting, landscape grading, and driveway installation. COMMENTS: This application was submitted following rejection of the developer's previous application to rezone the property for townhouses. In the Official Community Plan, this property was des for townhouse development because of its topography. The developer, recognizing this has designed their subd to minimise Impact cf the hill side slope. The subd plan has placed the road and lots to !Iimit driveway grade maximum of a 10 percent. Tne developer has indicated they can mest the City's concern about hill side development. Based on the drawings submitted to support the proposed community plan amendment it is recommended that this application be approved subject to the developer's registering a convenant or building scheme that controls building siting, landscape grading and driveway installation.
