Dear Council Members: SUBJECT: Rezoning of properties in Citadel Heights - Citadel Place ~- from single family dwellings to multi family townhouse. I would like to express my concern for the proposed rezoning of the properties mentioned above. One major problem with this proposal is that the mere mention of "Townhouse" depreciates the value of properties in the surrond- ing neighbourhoods, my concern is that there are very few areas in Port Coquitlam that. are townhouse or condominium free. The proposed rezoning typifies this. The future plans for Maryhill, Citadel Heights, Citadel Place are for 50% townhouse, 50% resident- ial. , We are concerned with "QUALITY CONTROL" but what about QUANTITY CONTROL? ; There are places that townhouses and condominiums should be situated. Those places in my opinion are near major bus routes, shopping malls, major traffic centres and policed areas. It also concerns me that very few people are aware of the rezoning applications at this time. The more people are aware of this the more concern will be indicated. I am proud to be a resident of Port Coquitlam that can offer an area of homes as tasteful and as high in quality as some residential areas in the lower mainland. . It would be a great disadvantage to all concerned to scar the subdivisions with townhouse - condominium development in random spot locations. Port Coquitlam has the opportunity to have an area of high quality homes with beautiful views of the Fraser Valley. These are some of my concerns please consider them. R.
