Kirk November 13, 1990 City Administrator File No. 54/90 Carlos Felip Director of Planning Development Permit Application - 2401 Hawthorne Avenue Planning and Development Committee -- November 13, 1990 KECOMMENDATION = It is recommended that Council approve the following: A resolution authorizing the Planning Department to draft Development Permit 54/90; and A resolution authorizing the Mayor and Clerk to sign the Development Permit subject to; a. Completion of Rezoning Application No. 45/90; b. The applicant considering the comments received from the R.C.M.P.3 Submission of Landscaping specifications and securities to the satisfaction of the Parks and Recreation Department. BACKGROUND: The proposed development is within Development Permit Area VI.. The purpose of this Development Permit Area is to ensure appropriate design of buildings and landscape areas. PROJECT DESCRIPTION: The proposal is for the construction of two apartment buildings with underground parking for the residents and surface parking for visitors. A total of eighty-four apartments are proposed, bachelor units and two bedroom units. An indoor recreation area will be provided in each building. The design submitted is for a post-modern style with heritage details. The floor space ratio is well within the Bylaw requirements, with underground parking and large areas of the site available for landscaping and recreation. The Development Permit will ensure that the design of the buildings, and the landscaping, complement the area.
