To rezone Lots 5, 6, 7, and 8, Block 10, District Lot 288, Group Zoning B/L, 1969,- No. 918, Amend. One, Plan 2111, New Westminster District, from RS-2 (One-Family Suburban B/L, 1971. (Morgan & Residential) to M-3. (Special Industrial). Broadway) This property is located at the Northwest corner of Morgan Avenue and Broadway Street and it is expected that upon completion of the rezoning procedures a 7,400 square foot industrial building will be constructed on the said property by a manufacturer of lighting fixtures. The Planning Officer offered an explanation of the proposed development. Mr. Bob Sutter, 1745 Langan Avenue, advised nothing has been done to create a buffer strip in the area and the Planning Officer advised the developer would be required to put a berm in at the rear of the property which would separate the development from the residential area. Alderman Keryluk advised that Broadway Street would almost certainly have increased traffic as it is proposed to be a connector road to the Mary Hill By-pass. Mr. Roy Jorgenson, 1758 Langan Avenue, stated the developments in the area are unattractive and the Planning Officer advised these developments were not governed then by requirements for landscaping. Mr. Jorgenson further advised Windor Manufacturing has made some changes to their building and the paving and fencing now go right up to the curb.
